APARTMENTS BLOCK and EXHIBITION HALL - Ano Ilissia Zografou, Athens

<< The apartments block has been constructed in terms of the typical Greek financing system of "antiparochi". The building includes a permanent sculpture exhibition - THE NIKOS SOFIALAKIS CENTER OF NEOCLASSICAL SCULPTURE - on ground level and apartments of 80sqm each on the upper levels. Open spaces are configured in front of the built ones as a continuation of urban public space, thus allowing the building to embrace the living social space of the city and the adjacent "Syggros" park. The building follows the syntactic coherence of "base", "body" and "top" as it can be found in the modernist architecture of the 30's. >> Sofia Tsiraki

NERATZE' HAMMAM SUITES - Boutique hotel in the old town of Rethymno

A careful renovation with attention to detail, transformed the ancient Ottoman building, already Venetian, into a refined boutique hotel in the historic center of Rethymno

The colourful ceramic and textiles from the bazaar of Istanbul, the fine customized furniture and the intimate atmosphere of the hammam, want to transform guests' stay  in an unforgettable experience of relax and pleasure.

Called Neratzé from the name of the mosque and its minaret that overlook the same Mikrasiaton square, once the cloister of the Augustinian monastery, where it is told, there were numerous Neratzia, a particular variety of bitter oranges, which today live in the small garden of the hotel.

An ancestral atmosphere characterizes the collection of the four suites of NERATZÈ - HAMMAM SUITES, the first part of a larger complex under renovation.

Structured as a duplex, the apartments are connected by internal stairs that lead to the different levels and terraces, from which you can enjoy an amazing view of the historic center.

CRETAN SUMMER HOME - Lovely villa in the countryside

In strong connection with the genius loci, a summer home on the island of Crete, where to forget the superfluous and reconnect with the unspoiled nature that surrounds it and its slow rhythms. Integration into the landscape, the imperative!

A few steps far from the ancient village of Kato Mixorròuma – whose design references are many – in the prefecture of Rethymno, the building sits on a steep slope, following its orography.

Inserted between an old oak tree on the West and an Aloni – low circular stone construction used for agriculture – protected by the Archaeological Institute on the East, the house opens towards the South while maintaining a more reserved and closed profile on the North and towards the new village.

The essential shapes and materials – stone, wood, metal and plaster – while declined with a contemporary language echo the traditional architecture.

The avlì – courtyard and the imposing staircase become the fulcrum and distribution axis of the entire project around which the three new volumes of the house revolve: a clear reference to the typical now uninhabited houses on its slopes.

The staircase, characterized by a funnel shape, directs, already from the outside, without interruption, the view of the guest towards two focal points, which bring him back to the outside and to the surrounding landscape.

Internally it separates the living area from the kitchen and leads to the bedrooms and services located on the lower levels.

The main access from the North-side leads directly into the living area, located on the upper level and characterized by a large corner door window that opens, without interruption, onto the swimming pool – set on one of the volumes of the sleeping area – creating a strong internal-external connection.

A bond that can be traced in all spaces thanks to an exterior design without clear visual barriers and to the choice of planting plant essences typical of the place even in the land owned, that vary greatly with the passing of the seasons.

The essential interiors with some hints of tradition, however, do not give up modern comforts, preferring oak wood and its warm shades and natural materials such as jute, linen and cotton fibres for fabrics.

The custom-designed furniture recalls the mashrabiya technique in their weaves: small elements in inlaid wood, assembled according to geometric and complex design, form a narrow grid with which the windows of the bay windows called kioski of Ottoman tradition which characterize the island.

Bioclimatic

Thanks to a careful initial analysis and some targeted design choices, the home does not require air conditioning. The stair axis, in fact, acts as a natural ventilation chimney, especially useful for summer cooling, while the hill, in direct contact with the lower part of the house, favors a constant internal temperature. The masonry of the most exposed upper volume, thanks to its considerable thickness, has good thermal inertia, while the dimensions of the metal canopy calculated ad hoc favor a correct summer/winter solar radiation. Finally, also the swimming pool, located on part of the sleeping area, assists in the function of controlling and absorbing solar heat. Two solar panels, facing South and positioned on the ground, provide hot water throughout the year.

ROOF TOP POOL VILLA - Vacation house in Plakias

The new building will overlap the West land boundary, in order to get more free space in front of the small proprety on the hill behind Plakias village on the south cost of Crete.

It is a 2 storey house with a basement using the existing slope of the ground. Two bedrooms with bathrooms are located at the ground floor, while living room and kitchen are at the first floor in order to take advantage of the view and the location by big openings. Balconies and terraces surround two sides of the house. On the roof a small pool reachable through an outside metal stair will delight its guests.

The architecture of the edifice is defined by simple volumes, characterized by clear lines but with strong character that it fits with harmony with the sourrounding landscape.

Plaster in different shades of gray and wood cover the facades. Pergolas in metal profiles and wood protect the first floor balcony and roof terrace.

GALLO'S VILLAS - Tourist complex in a traditional cretan village

The project is situated in the perimeter of the traditional village of Gallos – Rethymno.

The purpose is to place in the land three smaller houses at the upper part and one bigger in the lower area, following the natural orography of the ground. The three superior houses show a more complex elevation on the public street, made of smaller volumes connected each other to look like a traditional agglomerate of houses, while the west side, more private and overlooking the swimming pools, is characterized by simpler and linear shapes.

The main aim is to use traditional materials – stone, plaster, wood - and the shapes of Cretan architecture – small volumes, pitched ceramic mixed with flat roof, vertical openings - in a contemporary language.

The houses will be surrounded by green areas with bigger plants on the north side to create like a private oasis protected by the neighbors. On the south border is going to be a private street to permit the access to the singular villa.

FORESTERIA - Two floor house renovation in the old town of Rethymno

For-Orestis, is a small property in the historic center of Rethymno, near the sea, recovered from a ruin and designed specifically for the young owner.

The service element staircase became the fulcrum of the entire project, around which the functions of the house revolve.

An eclectic environment, with bright colors, characterized by a mix of different materials, elegantly combined: marble, mirrors and tapestries combined with metal, wood, concrete and stone.

BAIRAKI - Renovation of a traditional mezè bar in Rethymno

A light renovation to adapt the existing space,  in the middle of the old town of Rethimno, beside the Neratzè mosque, to the needs of the new owners.

Keeping the main features of the existing space, the main idea was to revive the village houses interior design elements used by the Cretan ancestors in the last 2 centuries. So vegetable boxes has been used as bar shelves, olive wooden sticks as decoration and  hidden light to highlight the culture of the place through the naked stone wall.

RETHYMNO APARTMENT - Renovation of an attic

<< Nestled on the top floor of a modern building this beautiful apartment of 80m2 was renovated to acquire a fresh, modern vibe. The makeover combines different styles of 20th century bourgeoisie with a contemporary twist to industrial elements. This, together with the breathtaking view to the venetian castle of Rethymno that is framed through the windows, opens up a dialogue between past and present.

The apartment consists of an open living space that includes a hall, an office area, a kitchen and the living room, a master bedroom with a closet and a big private terrace as well as a guest room. The dining room and kitchen are rolled into one, and it is this zone that constitutes the heart of the renovated apartment together with the living space. A modern black kitchen, a chic contemporary stove, a metal library and a combination of vivid colors on the wall and the furniture stand out on the neutral white background. These are the elements that give the apartment a distinct character.

VILLA EVANGELINE - Interior renovation and landscape design

 

New colors and new materials to [RE] dress the interior of a big proprety located in a bucolic location, just outside the small town of Rethymno. 

Enhancement was the target: of existing materials, finishes and surfaces with colors and current details, enhancing them through furnishings with a contemporary taste. Elements with a vintage flavor have been preserved and used as decoration. 

Very few building works, concentrated in the construction of a new bathroom and an outdoor swimming pool. In the garden of the propriety, among the olive trees, overlooking the sea, a green mirror of water delights the guests' stay.
